The following is a partial list of the services that are provided to all unit owners current with their assessments and funded by our monthly condominium fee. Our 2017 fee is $365.00 per month, payable on or before the first day of the month every month. A late payment fee of $35.00 will be assessed for payments received after the fifteenth (15th) day of the month. Additionally, in the event of a default by any unit owner which continues for a period in excess of thirty (30) days, such unit owner shall be obligated to pay interest on all amounts due and owing at twelve percent (12%) per annum from the due date. A master casualty policy affording fire and extended coverage in an amount equal to the full replacement value of the structures within the Condominium; a master liability policy covering the Association, the Board, the Manager and agents or employees of the foregoing with respect to the Condominium, and all Owners and other persons entitled to occupy any portion of the Condominium. Note: Please be advised that it would be prudent for any Owner and/or any Mortgagee to obtain, at THEIR OWN EXPENSE, additional personal property insurance including a "Condominium Unit Owner's Endorsement" (usually known as an HO6 policy), for improvements and betterment's to a Unit made or acquired at the expense of the Unit Owner. This policy should also include provisions to cover the deductible amount listed in the Associations "master policy". The Associations "master policy" does not provide for the above coverage. Provided by the current service contractor and managed by our property manager at the direction of your Board of Directors. Currently trash is picked up every Thursday except for holidays and/or extreme whether conditions when the pickup will be on Friday. Receptacles must be of the type provided by CHECA because the receptacles are designed specifically to allow semi-automated pickup by suitably equipped collection vehicles. Only household trash that will fit into Association issued receptacles will be removed. All other trash such as appliances, construction trash, old tires, furniture, etc., must be removed from the property by the owner at their sole cost and expense. A Nashua dump permit is available to all residents at a nominal yearly fee. Trash receptacles must be moved to the front of the driveway no earlier than the evening before the scheduled trash pickup day and should be returned to their normal storage position no later than the evening the trash has been picked up. Trash receptacles must be stored in your garage if you have one. If you do not have a garage, trash receptacles must be stored adjacent to the unit to which they belong, in an inconspicuous place. They should not be placed in a position which would damage or interfere with the operation of the irrigation system, or cause any damage to or impede the use of the common area by any unit owner or resident. Services is provided seasonally, by the current service contractor and managed by our property manager at the direction of the Board of Directors. Some of the services provided are mowing, mulching, trimming, fertilizing, managing the in-ground sprinkler system and spring/fall cleanup. Scope includes all Common Areas of Country Hill Estates.

Scope includes all Common Area roadways and Limited Common driveways, porches and walkways. Note: Please be aware that Country Hill Road will be plowed during and after a storm, allowing us to move cars out to our main road. After the storm, the cul-de- sacs, parking areas and driveways will be plowed. Please move your cars to Country Hill Road at the appropriate time so the contractor can effectively service your area. After the storm subsides, our contractor will have a crew on the premises to clear off our porches and walkways.
The pool and pool facilities are for the exclusive use of Unit Owners, other residents of the Condominium, and their guests. The pool facilities hours of operation are posted on the bulletin board at the mail-house and/or the pool house. Owners, residents and guests use the pool at THEIR OWN RISK. The tennis courts are for the exclusive use of Unit Owners, other residents of the Condominium, and their guests and only during daylight hours. Owners, residents and guests use the tennis courts at THEIR OWN RISK. Service is provided seasonally, and managed by our property manager at the direction of your Board of Directors.
